 A BEAUTIFUL stretch of the Welsh coast could be yours for £45,000 - but there's one small catch.

Buyers hoping to snap up a bargain in rural Gower, South Wales might be tempted by this stunning land.

But it comes with a catch, can you guess what it is? You might be looking at a long wait if you want to get planning permission to build because it is a Site of Special Scientific Interest (SSSI).

The acreage is made up of part sand dune, marsh and foreshore.

The land is located between Broughton Bay and Whitford Sands with existing vehicular right of way over National Trust track from Cwm Ivy.

However, the land is a SSSI which means it is very unlikely you can build on it but you will have free range to spend your days walking the coastline and breathing in the fresh air.

Anyone planning on buying the plot of land will have to seek special planning permission from Natural England but it is unlikely to be granted.

But building a beach front property is not the only way to enjoy this stretch of beach.

For 45 acres of wild Welsh coastline, you can have a huge beach party with all your family and friends.

If you're in need of a tan, you could spend your days sunbathing on whatever spot of beach takes your fancy.
